Milvest offers property investment consultancy, project representation, and end-to-end property advisory services. The scope of services will be defined in a written proposal or agreement between Milvest and the client.

All services are provided in good faith, with a focus on property due diligence, investment suitability, and project marketing, as permitted under applicable Australian laws.

2. Client Responsibilities

Clients must:

• Provide accurate and complete information when requested.

• Review and approve documents or property recommendations in a timely manner.

• Arrange independent legal and financial advice where required.

• Acknowledge that investment decisions are made at their own discretion.

3. Fees and Payment

• Milvest does not charge clients for standard investment property introductions.

• Fees for consulting, project services, or customised reports (if applicable) will be outlined in a formal agreement.

• Any agreed fees are payable in accordance with the specified schedule.

• Late payments may attract an administration fee.

• Milvest may receive referral fees or commissions from developers or partner service providers.

4. Intellectual Property

• All content on our website and in client materials (including reports, brochures, and presentations) remains the intellectual property of Milvest unless stated otherwise.

• Clients are granted a non-transferable license to use the materials for their personal investment evaluation only.

• Redistribution, reproduction, or commercial use without permission is strictly prohibited.

5. Confidentiality

• Milvest will treat all client information with strict confidentiality.

• Likewise, clients agree to maintain the confidentiality of proprietary Milvest materials.

• Completed projects may be featured in our marketing or case studies unless the client opts out in writing.

6. Property and Investment Disclaimer

• Milvest is not a licensed financial advisor or real estate agent.

• All property-related advice is general in nature and does not constitute financial or legal advice.

• Clients are encouraged to seek independent financial, legal, and tax advice before making investment decisions.

• Market conditions, values, and yields can fluctuate and are not guaranteed.

7. Timeline and Deliverables

• Milvest aims to meet all agreed timelines and deliverables, but delays may occur due to third-party developers, legal requirements, or government approvals.

• Timelines will be adjusted as needed, and clients will be notified promptly of any changes.

8. Limitation of Liability

• Milvest will not be liable for any financial loss, damage, or delay arising from reliance on third-party information, development delays, or changes in market conditions.

• Liability is limited to the maximum extent permitted by Australian law.

9. Variations and Additional Work

• Any variation or request for additional work outside of the initial scope will require written agreement and may be subject to additional fees.

• Changes requested after agreement may result in delivery delays or cost variations.

10. Termination

• Either party may terminate the agreement by providing written notice in accordance with the termination clause in the signed contract.

• In the event of termination, any costs incurred or services rendered will be invoiced and payable.

11. Warranties and Representations

• Milvest warrants that all services will be delivered with due skill, care, and professionalism.

• No guarantees are made regarding investment outcomes, property appreciation, or rental returns unless stated explicitly in writing.

12. Governing Law

• These Terms and Conditions are governed by the laws of Queensland, Australia.

• Any disputes arising from these Terms shall be subject to the jurisdiction of the courts in Queensland.

13. Updates to Terms

• Milvest reserves the right to amend these Terms and Conditions at any time.

• Updated versions will be published on our website and will take effect immediately unless otherwise stated
